With the unpredictable climate we are living in at the moment, it is important to keep your roof in good condition. There are many factors that cause water to easily penetrate your roof, and surrounding brickwork. Basic steps can be taken to check, and resolve water penetration problems.
BASIC THINGS TO LOOK OUT FOR:
Moss -moss on your roof, can make it easy for water to settle in that area, especially if it is a flat roof, and this can cause water penetration. You can generally notice this from ground height without the use of ladders.
Overhanging trees -with poor weather conditions branches can easily break off causing cracks to tiles, and slate roofs, which is a common,though avoidable, cause of water penetration. If this does occur you may be able to simply remove the broken tile or slate and replace it with the same profile tile or slate.
Lead flashing - Another common place where water penetration can happen is at the base of the chimney stack. If water has penetrated this area, generally the cause is the lead flashing has come loose from between the brickwork. To solve this the lead needs to be placed back into the correct place, and bent into shape so it covers the bottom of the brickwork, and onto the roof. A further precaution is to use lead sealant on top of the lead work to prevent water penetrating the top of the lead flashing.
Fibreglass roofs -over time cracks may appear. These cracks can often be put right by using a product called cromapol a great product which is easy to apply. Cromapol works by simply painting it on to the affected area, but it is always advisable to read the instructions first. Another solution if money allows is to re- fiberglass the complete roof.
Gutters -. If you have trees nearby, gutters can become clogged up when leaves fall, and water can overflow causing descending damp. You should check them once a year but it is also advisable to check at the end of autumn. If they are clogged up, just remove the obstacles that are stopping water flow or alternatively you can use the hedgehog gutter brush, which is a long term solution to blocked gutters.
